Site Context & Considerations
The Site is not subject to any national landscape designations.
The Site is not located in an area of flood risk.
Two public rights of way (PRoWs) cross the Site, one on the eastern boundary (PRoW GB13) and a second running along the southern boundary (PRoW GB12).
Broadly in the centre of the Site is a remnant orchard which is a Priority Habitat. Other trees of landscape value are mainly concentrated on the Site boundaries and within the tree belt running through the centre of the Site in the south.
To the east of the Site is Moor Street Conservation Area. There are also three Grade II Listed Buildings within the immediate vicinity of the Site.
The Site is not currently allocated for residential development in Medway Council’s adopted and emerging Local Plan. However, Medway Council currently has a requirement to deliver 1,634 homes per year, which is currently not being met. The development of the Site for new homes will contribute to addressing the significant and dire need for market and affordable housing in Medway.

Opportunities & Constraints
The proposals have been informed by analysis of the Site’s opportunities and constraints taking into account a number of key considerations including:
- Need to provide a buffer to the Moor Street Conservation Area;
- Retention of the central area of orchard, as an identified Priority Habitat;
- Retain and reinforce existing key areas of vegetation;
- Concentrate development in the least sensitive parts of the Site in terms of landscape and ecology;
- Homes to address the Site edges;
- Provide landscape buffers to the Site edges;
- Provide a main point of access from the A2;
- Accommodate the existing Public Rights of Ways (PRoWs) on Site; and
- Need to accommodate drainage on Site.
